Tenants' obligations
With the regular change in tenants, we are issuing guidelines to ensure the safe and smooth running of the building.
- Any new wiring for broadband and telephones must be agreed with the freeholders prior to fitting. This is because each tenant installs new wiring for internet and telephone services which is subsequently not removed when they move out. This year we are having to pay to remove historic wiring so this will reduce this cost to all leaseholders in the future. Please note the erection of external wires and aerials is prohibited in your lease, schedule 4, part 6.
- No wet wipes down toilets and no throwing things such as cigarette butts or food out of the windows (lease schedule 4, part 2). If this requires a call-out for plumbers, the leaseholder/tenant alone will be charged.
- Please close the front door quietly, especially late at night. The leaseholder in Flat 1's bedroom is next to the front door.
- Please note smoking is not permitted in common parts due to fire regulations.
- The freeholders often have to spend time re-sorting the rubbish. Please use the bins correctly:
- Large green bins are for recycling. Please ask tenants to make sure that no food is left in containers when they are recycled.
- The large black bins are for non-recyclable materials.
- The small brown bins are for food waste.
- The large brown bin is not to be used by tenants, it is for garden waste.
- We require under the lease (second schedule, part 2) the right to access to tenanted flats for workmen to give quotes, to carry out and inspect works. Tenants must be informed that we have a legal right to this. We will in all instances attempt to give 24 hours notice to tenants if there is work to the building but in emergencies this may not be possible.
- No articles may be left in the common parts by yourself or your visitors. This is due to fire regulations and lease schedule 4, part 7, ensuring there are no barriers to escape in the event of a fire. (We do plan to build a pushchair/bike facility in the front within the next couple of years to help store these items.)
